A Worldwide Wonder for the Moscow Skyline
The Rotating Tower of Moscow: Destined to become one of the “must-see” architectural wonders of the world, MIRAX GROUP’s unique Rotating Tower will be a 60+-floor high-rise landmark in which each floor rotates independently around the building’s central core.
Total area of the tower will reach almost 1.4 million square feet. Commercial offices and retail premises will occupy the ground floors while other areas will be for apartments.
MIRAX GROUP has signed an exclusive-rights development agreement with architect David Fisher, patent-holder for the project concept. The total of investments in the project is projected at more than $400,000. According to the contract, MIRAX GROUP has received exclusive rights for realization of the Rotating Tower concept in the territories of Moscow and St.-Petersburg.
According to MIRAX GROUP Board Chairman Sergey Polonsky, the brightest feature of the building will be the independent rotation of floors around the central core, which will allow the building to change form constantly.
Another characteristic feature of the building will be the system of connection of pipelines: all engineering systems of the central core will be connected to the rotating parts of floors to enable use of electricity, heating and plumbing in the apartments.
The method of construction will also be unique: the central core will be poured in-place, and the floors will be made section by section at a factory and fastened to the core when assembled, with all MEP systems in place.
"This modular construction method will allow us to reduce the time of construction by at least 30% from initial estimates, and lower site pollution during construction as well," says project head Vladimir Antimonov.
Paradise Living
The architectural conception of the unique housing complex is being
designed by the Japanese architect's bureau, headed by the world famous
architect Mr. Kionori Кikutake. The contract for co-operation in
designing of the elite residential complex was signed in July 2006 in
Tokyo.
"We are negotiating acquisition of several land areas within the third
transport ring, in one of which we are going to realize this project,”
says MIRAX GROUP chairman Polonsky. Groundbreaking for the project is
planned for the end of 2008, and the commissioning of the tower into
operation for the first half of 2011.
As an intersection of European and Asian cultural traditions, the
architecture of Moscow incorporates the most modern tendencies of the
world’s urban-planning ideas. Rising close to the Moscow City
International Business Center, the Rotating Tower residential complex
will introduce a brand-new image and way of life for Moscow and a new

 Incorporating Public Works into Public Parks
Reorganizing Moscow’s Railway Lands: A project developed in cooperation with OAO "Russian Railways" and the Moscow Government, MIRAX GROUP will be enhancing both the commercial and recreational capabilities of Moscow as it transforms the existing rails of Kiev branch of Moscow Railways into a monumental covered transportation center. The project would also raise the efficiency of the city's usage of its railway-adjacent lands.
The project conception has been designed by Moskomarchitecture under the Chief Moscow Architect Alexander Kuzmin and prefect of the Western Administrative District of Moscow Yuri Alpatov. The area under development will be bounded by Poklonnaya Street in the North, Kutuzov Avenue projected supporting highway in the South, Minsk Street in the West and Third Circular Road in the East.
From the architecture point of view the acting roof of the cover would represent a long boulevard with office, commercial, exhibition and entertainment buildings. Preliminary calculations show the possibility to build about 10 million square feet of real estate.
Covered pathways would connect the Victory Park memorial complex with Setun River flood-lands that should become an extension of the Poklonnaya Hill park zone. This would dramatically enlarge and modernize the existing popular recreation area. The reconfigured territory would host multi-level parking lots that would make easy parking in the district of Poklonnaya Hill.
The project also would optimize the freight flow of Moscow railway yard and transform the small nearby Railway Yard station into a full-scale transit point serving the Poklonnaya Hill complex.
Particular design attention is being paid to safety systems for the site’s train lines and buildings. Of major concern are access for technical service of the railway tracks and protection of people and buildings from the vibration originating from heavy freight trains. The preliminary design of constructive and technology solutions and sound proofing and security aspects are already being studied by OAO "Roszheldorproject," the affiliate of "RZD" Company.
As this is a virtually unprecedented landmark project, the designers will be adhering to the world's strictest existing safety measures. Research and design development is projected to take two full years. The finished covered rail center complex will reflect the world’s finest design specifications and most modern technologies and materials.

Premium Access to Premier Office Space Admiral Business Center: Just of ten-minute walk from the Vodnjy Stadion metro station on Admiral Makarov Street, the Admiral Business Center will include over 1.3 million square feet of corporate-quality office space in a secured four-acre compound. Room heights will be a dramatic and imposing 10 feet.

The New Shape of Business
Poklonnaya 11 Business Center: A multi-height building with a unique
elliptical shape, the Poklonnaya 11 Business Center will provide more
than 600,000 square feet of Class A office space in a total complex
area of more than 1.2 million square feet.
The multi-story design integrates four-floor, 13-floor and six-floor
sections unified by a common podium. Available office spaces will
range from two thousand to more than 15 thousand square feet.
Underground four-level parking will be provided for 819 cars. The
anticipated volume of investments for the project is $234 million USD.

Clearing the Air: From Overhead to Underground
Conversion to Underground Power Cabling: One of the largest projects of its kind in the world, MIRAX GROUP has agreed to undertake a large-scale conversion of unsightly and potentially dangerous overhead power lines into safe underground cable lines. The project will include the subsequent reclamation and development of the converted area of nearly 470 acres. The project is being implemented jointly with Inteco and RAO UES of Russia in the Moscow North-East administrative district.
The project will be implemented in two stages: 1) Overhead electric power lines conversion into cable lines with subsequent dismantling of poles and clearing the area. 2) Immediate development of the cleared areas.
The total volume of housing construction will be about 10 million square feet. The region will also be provided with all necessary social infrastructure: kindergartens, schools, shops, sports and leisure centers. The project is to be implemented before 2012. |

Location, Location, Location…Plus Mirax Quality
